Why do I need a buyer’s advocate?
A good Buyers Advocate, particularly a local one, will be very familiar with the landscape – including local sales, areas to gravitate towards or away from and agents that will be most helpful. Your Buyers Advocate will also access far more properties than the average buyer ever could by themselves.
If time or access is an issue for you – a Buyers Advocate will act as your eyes, ears and your project manager.

How do I choose a Buyers Advocate?
A warm referral helps. Failing that look at testimonials on previous purchases. Consult personally (or virtually) with them to ensure they listen to and understand what your requirements are. Ask them about their experiences with similar purchases to yours and drill them on their process to make sure it is thorough. Trust your instinct, a good Buyers Advocate should be able to build rapport with you quickly, after all, it’s those relationship skills that will open doors for you when accessing properties.
How much will this cost?
The real question is what is the value of these services for you? No doubt an experienced Buyers Advocate will save you money, save you time or save you from making mistakes – or all of these things. In recent markets just securing property against all of the competition has been a near-impossible task for the average buyer, let alone making sure they get it right.
As a guide and depending on the service you are after, you can expect the fee to be from 1% - 3% of the purchase price, but if that makes you uncomfortable you should absolutely negotiate a fixed fee. There are pros and cons to both. You can also expect a sign on or engagement fee in most cases.
